Analysis, Design & Construction

Development will oversee site identification, financial and market analysis, design development, contractor selection, sales and construction. Construction entails all financing and management, including bids, contracts, financial packages, job site progress and quality control. Development will also work with Management to accommodate leasing preparation and lease up when needed.

SITE IDENTIFICATION & FINANCIAL/MARKET ANALYSIS
  • Site Identification and Financial Analysis: Prepare and propose budgets; verify cost estimates; provide financial performance
  • Market Analysis: Conduct market and demographic research to determine feasibility; prepare market studies for the surrounding areas
DESIGN DEVELOPMENT
  • Architectural Design: Select team; provide parameters; review designs and drawings
  • Civil, MEPS, Landscape Engineers: Coordinate consultants and communication
CONTRACTOR SELECTION
  • Bid Solicitation: Coordinate bidding; communicate with contractors
  • Bid Compilation and Review: Compile spreadsheet; compare bids; interview top contractors and make selection of winning bid
  • Contract Review and Finalization: Prepare contract; coordinate legal counsel and finalize
CONSTRUCTION FINANCING
  • Financial Package Preparation: Prepare financial package for potential lenders
  • Lender Selection: Coordinate meetings; disburse packages; obtain proposals
SALES & LEASE UP
  • Sales/Purchaser Management: Research market; develop marketing materials; coordinate meetings; finalize purchaser agreements
  • Leasing Preparation/Lease Up: Accommodate management with leasing needs; provide space and materials for lease up; ensure construction is on schedule
CONSTRUCTION MANAGEMENT
  • Pre-Construction Coordination: Arrange meetings; establish protocol
  • Job Site Progress Meetings/Schedule Monitoring: Visit job site; monitor schedules
  • Quality Control Project Management: Monitor construction for quality assurance
  • Cost/Change Order Analysis: Review pay applications; handle budget changes
  • Punch/Completion of Units: Conduct pre-walks; provide close out manuals for owners
